When a CSRA roof is actually done
Every roof in the CSRA is on a clock, and our sun runs it fast. Shingles marketed as “30-year” typically give this area 20 to 25, the August heat cooks the asphalt, spring hail bruises the mats, and two decades of thunderstorm cycles fatigue the seal strips until tabs start lifting in every stiff wind. You usually don’t need a meteorologist to know it’s time. Granules pour out of your downspouts after rain. Edges curl. Repairs come closer together, like contractions. And somewhere on the ceiling, a faint brown ring appears, disappears in dry weather, and comes back bigger.
Here’s our rule, and we put it in writing on every inspection report: if a repair will responsibly buy your roof more years, we quote the repair. About a third of the “I probably need a new roof” calls we take end exactly that way. But when the shingles themselves are done, brittle, bald, blistered, patching them is paying twice. That’s when replacement becomes the cheap option.
How replacement day actually goes
Most CSRA homes are one-day jobs, and the day has a rhythm. The crew arrives early, in summer, tear-off starts at first light to beat the heat. Landscaping, AC units, and anything under the eaves get tarped. The old roof comes off down to bare decking, and this is the moment that matters most: every sheet gets walked and checked, because new shingles over soft decking is how other companies create their future warranty claims. Rotten sheets get replaced at the per-sheet price you already saw on your quote, never a number invented on the spot.
Then the system goes on in layers: ice-and-water shield in the valleys and around penetrations, synthetic underlayment everywhere else, new drip edge, new flashing, the shingles themselves, and ridge ventilation sized for your attic. By late afternoon the crew is running magnets through the yard and driveway, twice, and the foreman walks the finished roof with you before dinner. You get photos of everything, including the parts you can’t see from the ground.
What we install, and why it matters here
A roof is a system, not a layer of shingles, and CSRA weather finds the weak part of any system. We install architectural shingles from the major manufacturers in their 110–130 mph wind-rated lines, with algae-resistant granules, because around here, humidity paints unprotected north slopes with black streaks in three summers. Valleys get ice-and-water membrane because our thunderstorms drop an inch of rain in twenty minutes and valleys carry all of it. Ridge vents get sized to actually move attic air, because a 140-degree attic is what turns a 25-year shingle into an 18-year shingle.

Straight numbers, same as we publish everywhere: most single-family replacements in the Augusta–Aiken area land between $8,000 and $15,000. A small ranch with a simple, walkable roofline can come in under $8,000. Big footprints, steep pitches, multiple valleys and dormers, or premium shingles push past $18,000. The quote you sign is itemized down to the drip edge, and it’s the number on your invoice. The warranty question nobody asks until year eight
Two warranties come with every CCY replacement. The manufacturer warrants the shingles themselves, and because we install to manufacturer spec (they check), those warranties hold. We warrant the workmanship in writing: the flashing, the valleys, the nailing pattern, the things that actually cause leaks. A workmanship warranty is only as good as the odds the company still answers its phone, so here’s ours: same family, same name, same number since 2013. Common roof replacement questions
Can you install new shingles over my old ones?
We don’t do nail-overs, and we’ll talk you out of one. Layering hides the decking (where the real problems live), voids or weakens most manufacturer warranties, runs hotter, and costs you the full tear-off anyway next time, plus the second layer’s disposal. It’s a shortcut that only helps the roofer selling it.
What time of year is best to replace a roof in the CSRA?
Any season works here, we roof year-round. Spring and fall book fastest. Summer jobs start at dawn and finish before the worst heat; winter installs are fine as long as temps allow proper shingle sealing, which most CSRA winters do. The honest answer: the best time is before the leak, whatever month that is.
How do I know it’s replacement time and not just a repair?
You don’t have to know, that’s the point of a free written inspection. The report says repair, replace, or leave it alone, with photos and exact prices for each honest option. If the answer is “you’ve got five more years,” that’s what it says.
How long will my new roof last?
Installed and ventilated correctly, an architectural shingle roof in the CSRA should give you 22 to 28 years. The spread is mostly ventilation and shade. We set up the ventilation; the pine trees are between you and God.
