Most CSRA roof failures announce themselves months before the ceiling stain shows up. Granules collecting in gutters and at the bottom of downspouts mean shingles are shedding their armor. Shingle tabs that flutter or look “unzipped” after a windy afternoon mean the seal strips have let go. Dark streaks running down north-facing slopes are algae feeding on the humidity, cosmetic at first, moisture-holding later. A wavy or sagging ridgeline means decking problems that get more expensive every season they’re ignored. And inside: light in the attic where light shouldn’t be, insulation that smells musty, or a brown ring on any ceiling.
None of these mean you need a new roof tomorrow. All of them mean it’s time for someone to walk the roof, and since our inspections are free and written, the cost of knowing is thirty seconds of your time. The cost of not knowing is usually a deductible’s worth of drywall, or worse.
Nobody wants to hear “it depends,” so here are real numbers. Most single-family roof replacements in the Augusta–Aiken area land between $8,000 and $15,000. Smaller ranches with simple rooflines can come in under $8,000; larger homes, steep pitches, or upgraded shingles push past $18,000. Three things move the number most: the size of your roof (measured in squares, one square is 100 square feet), how steep and cut-up the roofline is, and what we find in the decking once the old shingles come off.
Two promises about pricing. First, the quote is exact and itemized, the number on your quote is the number on your invoice. Second, the one genuine unknown on any tear-off, rotten decking, is priced per sheet, in writing, before we start. You’ll never hear a new number invented on your roof at 2pm on build day.
If a storm caused the damage, the math changes completely: an approved insurance claim usually means you pay only your deductible, whether that’s $1,000 or $2,500, and the carrier covers the rest. That’s not a gimmick, it’s what your premiums have been buying all along. We’ll tell you honestly whether your roof has a claim worth filing before anyone touches paperwork.
And when it’s not a storm and the timing just isn’t ideal, roofs rarely fail on payday, financing is available on approved credit, with terms that let you fix the roof now instead of watching a repairable problem become a replacement-sized one. Roofs in the CSRA earn their keep. Spring brings hail out of Georgia’s storm corridors, some years it’s pea-sized and harmless, some years it strips granules off every south-facing slope in Columbia County. Summer brings near-daily thunderstorms up the Savannah River valley with straight-line winds that lift shingle tabs one row at a time. Then August parks a 105-degree heat index on your shingles for six weeks, cooking cheap materials from the inside out.
And every so often, the big one: Hurricane Helene in 2024 put a hundred-year-old oak through more Augusta roofs than anyone had ever seen, and taught the whole region what “inland hurricane” means. The February 2014 ice storm did the same for pine limbs. Anyone who roofed through those two events knows exactly what CSRA weather can do, and builds for it.
So we spec for this climate specifically: architectural shingles with 110–130 mph wind ratings, algae-resistant granules for the humidity that streaks north-facing slopes, ice-and-water shield in every valley, and ridge ventilation sized to pull heat out of your attic instead of letting it cook your decking. Under the pines from Aiken to Thomson, we also see what pine straw does to valleys and gutters, it holds moisture against shingles like a wet blanket, so we build valleys closed and tight.
After hail or wind moves through, here’s the honest sequence. First, get a free inspection before you call your insurance company, if the damage isn’t worth a claim, filing one anyway just puts a mark on your record for nothing, and we’ll tell you straight. Second, if the damage is real, we document it: dated photos of every hail bruise, every creased shingle, every dented vent cap. Third, you open the claim and we meet your adjuster on the roof, not in the driveway, so the scope includes everything the storm actually took.
When the claim is approved, the carrier pays for the replacement minus your deductible. South Carolina and Georgia both require you to actually pay that deductible, any roofer who offers to “eat it” or “waive it” is describing insurance fraud with a smile, and they will not be around when the roof they installed starts leaking. It’s also the clearest tell for separating local companies from the storm-chaser caravans that follow hail maps across state lines.
One more thing worth knowing: carriers give you a limited window to file after a storm, typically one year, sometimes less. If your neighborhood took hail this spring and you never had the roof looked at, the clock is already running.

Shorter than the brochure says. Architectural shingles marketed as “30-year” typically deliver 20 to 25 in our heat and UV, good attic ventilation is the difference between the two ends of that range. Three-tab shingles, common on older homes in Augusta and Graniteville, are usually done by 18. If your roof went on before 2008 or so, it’s worth a free look.
If the damage came from a specific storm event, hail, wind, a falling limb, yes, that’s exactly what your policy covers, minus your deductible.
