We’ll open with the part most contractors would bury: CCY Roofing is based in Aiken, about an hour southwest of Lexington on US 1. Lexington’s growth is the origin story of most of its roof replacements. When a production builder frames sixty houses in a year and a half, the roofs get whatever entry-level shingle kept the budget in line, installed quickly with the minimum flashing and ventilation the code required. Those materials have a service life, and it’s shorter than the mortgage.
The result is a pattern we can read from the street. One house on the block reroofs, then three, then the sign war starts. If your neighborhood went vertical around 2003, the shingles around you are living on borrowed time no matter how good they look from the driveway. The tells up close: granules collecting in gutters and at downspout splash blocks, shingle corners curling like old book pages, bald patches where the mat shows through, and tabs that lift in a stiff breeze off the lake instead of lying sealed.
None of that means you should replace on the neighbors’ schedule. Roofs on the same street age differently with shade, slope orientation, and attic ventilation, a south-facing slope over a poorly vented attic can be five years older, in effect, than the same shingle two doors down. The shingle is the visible tenth of the roof. The system underneath decides whether it matters, and ours is identical on every Lexington job:

Copper-bearing granules keep the streaks from starting, which protects both curb appeal and resale photos.
Color and profile are yours to pick from the major manufacturers’ architectural lines. On a lake house that shows its roof to the water, that choice matters, the roof is a third of what the neighbors across the cove actually see.

Localized damage on a younger roof is a different story and usually repairable. Usually, yes. Size alone rarely breaks the one-day plan; complexity sometimes does. A shoreline house with multiple hip sections, dormers, and steep pitches may run into a second morning, and we’ll tell you that at quote time rather than at sunset. Either way the roof is never left open overnight, dry-in is staged so every stripped section is watertight the same day it’s exposed, which matters when a storm can build over the lake in an hour.
It changes the tear-off, not the outcome. A previous nail-over means we’re stripping two layers instead of one, more labor, more disposal weight, and a slightly higher line item your quote will show plainly. It also means your decking has been hidden from inspection for decades, so the per-sheet decking price matters more than usual. The finished roof ends up better than either layer that came off: single clean system, full warranty eligibility, and decking you’ve actually seen photos of.
Reroofing requires a permit here, filed with the Town of Lexington or Lexington County depending on which side of the line your parcel sits.
